1. The office premises will be leased fully finished and will be equipped with the following:
Raised flooring and suspended ceilings for added flexibility. HVAC systems on 2 and 3 pipes in strategic locations along the north facade (for simultaneous cooling and heating). 2 x Kitchenettes (fully equipped) on each floor. W/C facilities finished to high standards, including separate male, female and disabled toilets and a maid’s room. Fire Fighting sprinklers and hose reels. Automated lighting. Double glazed windows. Store rooms. Access control to main doors. Use of 3 x 13 person passenger lift and 1 x 15 person goods lift.
2. No car parking facilities will be made available by the Landlord. However the tenant may opt to enter into a parking agreement with The Exchange public car park operators.
1. Term: A 03 year di fermo term, renewable after 2years.
2. Rent: A rate of €255 +VAT per sqm per annum, with an adjustment every year at 3% or NSO whichever is higher.
3. Maintenance: A rate equivalent to 12% of the rent amount per annum to cover maintenance, common area cleaning and night security services will apply.
4. Termination: The tenant may terminate the lease after the first 3 years of the lease term subject to giving landlord 6 months advance notice in writing.
5. Payments: Rent is to be paid six months in advance, 30 days from invoice receipt.
6. Sub-Leasing/Sub-Letting: Sub-leasing and Sub-letting are not allowed unless the new tenant is a subsidiary or member of the same group. There are constraints on the nature and type of tenant that may occupy third-party spaces imposed by both the Pender Ville Limited, operators of The Exchange, as well as the landlord’s own criteria. 7. Condominium: The obligations of the landlord under the “The Exchange Condominium Rules” agreement entered into with Pender Ville Limited will form part of the contract signed with the tenant.
8. Permits: The tenant will be responsible for any permits/licences required to operate from within Mercury Tower.
9. Signage: Any signage affixed to any exterior part of the leased premises must be approved by landlord as well as Pender Ville Limited architects. The landlord’s consent shall not be unreasonably withheld or delayed.
10. Utilities: Any charges due to private and public corporations in respect of services and utilities to the leased premises shall be the tenant’s sole responsibility.
11. Security Deposit: 6 months’ rent.
